Where is Villages of Cypress Lakes, and what is around it?
Villages of Cypress Lakes sits on the northwest side of Cypress, north of US-290 near Mueschke Rd. Community Impact described it as north of the Mueschke and 290 intersection, in the northern part of the Cy-Fair school district. A realtor guide from By Jo and Co places it just off Cypress-Rosehill and near Highway 290. Our office on Telge Rd is a short run up 290 from here, so the drive is simple day or night.
The neighborhood’s identity comes from Cypress Lakes Golf Club. Golf course listings give the address as 18700 Cypresswood Dr, Cypress, TX 77429. One course directory lists the designer as Jim Fazio and the opening year as 1999, with 18 holes and par 72. Another directory lists the course at 7,024 yards, with hole 4, a 204 yard par 3, as its signature hole. Community Impact reported the club has a driving range, a golf shop and the Gallery Grille restaurant. Residents can join the club, but they do not have to.
Course directories date the golf club to 1999, and the oldest homes we found date to 2003, so the homes filled in around the course. That matters for plumbing. A home that backs onto fairways or a lake often has a yard that stays wetter than the street side, from its own sprinkler system and from the open, watered ground next door. Wet clay next to dry clay is how slabs start to move, and that is where a lot of our work here begins.
Shopping and daily errands
The By Jo and Co guide lists the stores most residents use: H-E-B, Costco, a Walmart Supercenter, Kohl’s, At Home, Starbucks and Kolache Bar, plus restaurants like Olive Garden, Plucker’s, JINYA Ramen Bar and Star Cinema Grill. Houston Premium Outlets is off US-290. For a night out, the Boardwalk at Towne Lake has live music on Friday and Saturday from 6:30 to 9:30 pm, and BlackHorse Golf Club with its two 18-hole courses is a short drive if you want a second course to play.
Homes by era in Villages of Cypress Lakes
This community was not built in one push. The first sections went up in the early 2000s. A 2013 Community Impact profile listed a build-out year of 2006 for what existed then. Then new sections opened in the 2010s, including Cypress Green and The Reserve, and a builder listing describes a gated section of 38 custom homes by Partners in Building. So your street can be 20 years old or under 10, and that changes what we expect to find behind the drywall.
| Era | Examples from the record | Likely supply pipe | What usually fails first |
|---|---|---|---|
| Early sections, about 2003 to 2006 | Grove Brook Ln (2003, 1,526 sq ft), Magnoliabough Pl (2003, 3,005 sq ft), Day Trip Trl, Section 7 (2004, 1,776 sq ft) | Copper or CPVC is the common pattern for this era | Original water heaters, sprinkler valves, toilet fill valves, and slab leaks as the clay cycles |
| Cypress Green, from 2013 | 495 lots; Calico Heights Ln (2013, 1,562 sq ft on a 4,725 sq ft lot) | PEX supply and PVC drains are the norm for 2010s builds | First water heater replacement, PEX fitting leaks at fixtures, irrigation heads |
| The Reserve, from 2015 | 58 lots, 1,964 to 4,065 sq ft | PEX and PVC | Water heater sediment, expansion tank wear, drain clogs |
| Gated custom section | 38 full custom homes by Partners in Building; a 2018 four bedroom, 3.5 bath home | Varies by build; often PEX | Larger fixture counts mean more shutoffs, more heaters, more to check |
These are general patterns, not promises about your house. Builders mixed materials, and some owners have already repiped or swapped fixtures. The fastest way to know is to look at the pipe coming out of the wall under your kitchen sink, or the lines on top of the water heater. Copper is a reddish metal, CPVC is a rigid cream or tan plastic, and PEX is a flexible plastic, often red and blue.
What is behind the walls in a Cypress Lakes house?
Every listing we checked in this neighborhood was built on a concrete slab. That is standard for the Houston area, and it shapes almost every plumbing problem here. Your water supply lines and your drain lines run under or through that slab before they ever reach a fixture.
Slab movement and under-slab pipes
Cypress sits in Houston’s expansive gumbo clay belt. The clay swells when it is wet and shrinks during drought. That moves the slab, and the movement stresses the pipes inside and beneath it. In a golf course community, the swings can be sharp: a back yard next to an irrigated fairway or a lake stays wet, while the front of the house may bake in an August that averages 94.9 degrees F at Bush Intercontinental. Uneven moisture means uneven movement. When a hot water line under the slab cracks, you may feel a warm spot on the floor, hear water running with every tap closed, or see the water bill jump. Our leak detection team finds the spot without tearing up the house, and our slab leak repair page explains the fix options. A Houston plumbing company’s guide puts slab leak repair at about $1,800 to $6,000 and notes that many policies cover resulting water damage but not the pipe repair itself.
Water heaters past their first life
Tank heaters typically last about 8 to 12 years, and hard water shortens that. A homeowner thread from the Woodlands and Spring area reported builder heaters failing around 9.5 to 10 years. Run the math on a 2003 house and the original heater is long gone, which means many early section homes are now on their second heater, and that second heater may be reaching its own end. One 2013 Cypress Green listing noted its heater was replaced in August 2021, about eight years in. One 2003 listing advertised a tankless unit, a water softener and a reverse osmosis system, which tells you owners here are upgrading. If your heater sits in the attic, a leak can soak a ceiling before you notice. For repair, start with water heater repair. For a new tank or a hybrid in the attic, see water heater replacement.
Sewer laterals and tree roots
Your sewer lateral is the pipe that runs from the house to the MUD’s main. The homeowner owns it. In the early sections, those laterals are now about 20 years old, and the trees planted by the first owners have had two decades to send roots toward them. Clay soil movement can also sag a line and create a low spot, called a belly, where waste settles. Slow drains in more than one fixture, gurgling toilets and a cleanout that backs up are the signs. Simple clogs belong to drain cleaning. Bellies, root intrusion and broken pipe belong to sewer line repair, where a camera shows us exactly what is in the line before we price anything.
Common plumbing calls in Villages of Cypress Lakes
These are the jobs that come up again and again in a community of this age and layout. Each one has a cause you can trace back to the house’s build year, the clay soil or the irrigated yards.
Hidden slab leaks
Warm floor spots, a running sound and a high bill. Clay movement around wet and dry sides of the lot stresses under-slab lines.
Heater leaks and no hot water
Original and second generation tanks failing from sediment, worn anodes and corroded fittings, often in the attic or garage.
Sprinkler and backflow leaks
Cracked backflow devices after a freeze, stuck valves and broken heads. Water use spikes long before anyone sees a puddle.
Main line backups
Roots and grease in 20 year old laterals, plus bellies where the clay settled. The lowest drain in the house shows it first.
Toilet and faucet wear
Fill valves, flappers and cartridges that have worn out after two decades of hard water. Small leaks, big bills.
Freeze damage
Hose bibs, exposed irrigation piping and attic lines. Cypress sees about 9.6 freezing days a year, and some nights get far colder.
When freezes come, they come hard. The record low at Bush Intercontinental is 7 degrees F, set on December 23, 1989. Winter Storm Uri in February 2021 left tens of thousands of Houston-area homes with burst pipes. In January 2026, Cypress-area MUDs including Kingsbridge MUD and HC MUD 188 issued hard freeze warnings on January 21 and January 30, telling residents to insulate pipes, shut off irrigation and know where their shutoff is. That advice fits Villages of Cypress Lakes just as well. If a pipe does split, our burst pipe repair crew answers 24/7.
Sprinklers, backflow and the golf course yard
Lawns in a golf course community tend to be watered on a schedule, and many homes here have an in-ground sprinkler system. That system connects to your drinking water line, so it must have a backflow preventer. The device stops sprinkler water, which can carry fertilizer, weed killer and soil, from being pulled back into the pipes that feed your kitchen.
The Texas rule on irrigation backflow is 30 TAC 344.50. It lists the types of backflow prevention allowed on irrigation systems: an air gap, a reduced pressure principle assembly, a pressure vacuum breaker, or a spill-resistant pressure vacuum breaker, with double check valve assemblies allowed only under limited conditions. The rule says assemblies must be tested upon installation, repair, replacement or relocation, by a licensed backflow prevention assembly tester. Assemblies on systems designated as health hazards must also be tested every year.
Here is why that matters in this neighborhood. Many residential backflow devices sit above ground near the house, exposed to cold. A hard freeze can crack its body or bonnet. Next spring the sprinklers come on, water sprays out of the device, and the homeowner thinks the system is broken. In fact the device did its job, and it needs a repair or replacement plus a test. We also see buried valve boxes that leak slowly for months. Because the leak drains into wet clay next to the slab, it can feed the same uneven soil movement that causes slab leaks.
To check for an irrigation leak, use the two minute meter test on our seasonal checklist. Turn off the sprinklers and every indoor fixture, then watch the meter. If it moves, close the irrigation shutoff and watch again. If it stops, the leak is in the sprinkler side. If it keeps moving, the leak is in the house or the yard line, and that is a job for leak detection.
What buyers, sellers and landlords should inspect
A house in Villages of Cypress Lakes can look perfect on a walkthrough and still carry a 20 year old water heater, a failing backflow device or a sagging lateral. Home inspectors are generalists. A focused plumbing check before closing costs far less than a surprise after move-in. Here is the order we follow.
Date the water heater
Read the serial number and confirm the age. Look for a drain pan with a discharge line if the heater is in the attic or above a finished space, a T&P discharge line that does not empty into the pan, and an expansion tank if the system is closed. Those are common inspection items under the Texas rules.
Run a meter leak test
With all fixtures and sprinklers off, the meter should not move. A moving meter in a slab home is the first sign of an under-slab leak and should be checked before you sign.
Camera the sewer lateral
In early section homes, ask for a camera inspection of the line from the cleanout to the street. Roots, bellies and offset joints show up on video and are easy to price before closing.
Identify the supply pipe
Look under sinks and at the heater for copper, CPVC or PEX. Note any brittle, discolored CPVC or green crusted copper fittings, which can point to a line nearing the end of its life.
Test the irrigation and backflow device
Run each zone, look for wet spots and broken heads, and check that the backflow device is intact. Ask the seller when it was last tested.
Check fixtures and shutoffs
Turn every angle stop under sinks and toilets. Stuck or dripping stops are common after 20 years and are cheap to replace before they fail during a repair.
Sellers: fixing a leaking heater pan or a dripping backflow device before you list removes easy objections from the buyer’s inspection report. Landlords: rental homes run harder than owner occupied ones. Schedule a heater flush and an irrigation check once a year, and give your tenants the location of the main shutoff on move-in day.
Life in Villages of Cypress Lakes
People choose this neighborhood for the course views, the lakes and the walkable trail system. By Jo and Co lists a community clubhouse, a pool and splash pad, scenic lakes and trails, and a playground. A 2013 Cypress Green listing describes a clubhouse, a swimming pool with a splash pad, children’s playgrounds, and lakes with walking trails. The mix of home sizes, from around 1,500 square feet to well over 4,000, means first time buyers and growing families share the same streets.
Golf at the doorstep
Cypress Lakes Golf Club on Cypresswood Dr has 18 holes, par 72, a driving range and the Gallery Grille. Membership is optional for residents.
Lakes and trails
Walking paths loop around the community lakes. Kids use the splash pad and playgrounds; adults use the trails for evening walks.
Schools
Cy-Fair ISD serves the area. Listings we reviewed name Farney, Keith, Robison and Ault elementary, Goodson and Salyards middle, and Cypress Woods and Bridgeland high, depending on the section. Confirm your address with the district.
Health care and safety
HCA Houston Healthcare North Cypress and Memorial Hermann Cypress Hospital are both in the Cypress area. Cy-Fair VFD, the largest volunteer fire department in the US, covers the district from 12 stations.
The schools question deserves a careful answer. The same neighborhood shows different elementary and middle school zoning depending on the street, and MLS listings say their school data can be inaccurate. Use the Cy-Fair ISD attendance boundary tool with your exact address before you buy.

Utilities in Villages of Cypress Lakes and who to call
Water and sewer in Cypress come from Municipal Utility Districts, not a city. In this neighborhood, Harris County MUD No. 391 appears on property tax records. The split of responsibility is simple. The MUD owns the meter and everything on the street side. You own everything from the meter to your fixtures, which includes the yard line, the pipes under your slab, the sewer lateral and the water heater.
| Problem | Who to call | Why |
|---|---|---|
| Water leaking at the meter box or in the street | Your MUD operator (number on your water bill) | The meter and street side belong to the district |
| Leak between meter and house, under slab, or inside | A licensed plumber | The homeowner owns this side |
| Sewer backing up in the house | A licensed plumber first | The lateral is yours; we can tell if the main is the problem |
| Smell of gas | Leave the house, then CenterPoint at 713-659-2111 or 800-752-8036 | Gas leaks are an emergency for the utility |
| Power outage | CenterPoint at 800-227-1376 | Electric water heaters and well pumps stop without power |
| Digging for a sprinkler or fence repair | 811 before you dig | Marks gas, power and other buried lines |
| Checking a plumber’s license | TSBPE public license search | Free and run by the state board |
Gas service information is on the CenterPoint Energy site. For flood risk on your lot, the Harris County Flood Control District publishes maps and tools. We did not find a verified flood history for this specific neighborhood, so look up your own address there. Area storms are a fact of life: Hurricane Harvey dropped 39.11 inches of rain at IAH in August 2017, and Hurricane Beryl in July 2024 brought 9.7 inches of rain to Cypress and left more than 2.2 million CenterPoint customers without power.
Every company that does plumbing in Texas must work under a Responsible Master Plumber, and you can verify any license for free at the TSBPE website. Water heater replacement is permitted work in Texas with an inspection, so ask any plumber whether a permit is included. We pull permits when the work requires them.
Questions Villages of Cypress Lakes homeowners ask
Do you serve Villages of Cypress Lakes 24 hours a day?
Yes. A live person answers our phone 24/7, including nights, weekends and holidays. Texas-licensed plumbers handle every job, and we give you a written price before work starts.
What MUD serves Villages of Cypress Lakes?
Property tax records for homes in the neighborhood list Harris County MUD No. 391. Your water bill shows the name and phone number of the district’s operator for meter and street side problems.
How old are the homes in Villages of Cypress Lakes?
Listings we reviewed range from 2003 to 2018. The first sections date to the early 2000s, Cypress Green broke ground in 2013 and The Reserve in 2015, according to Community Impact.
What kind of pipes do these homes have?
As a general pattern, homes built in the late 1990s and 2000s used copper or CPVC supply lines, while 2010s homes mostly used PEX supply and PVC drains. Look at the pipes under your kitchen sink or on top of the water heater to confirm.
Why do slab leaks happen so often here?
Cypress sits on expansive clay that swells when wet and shrinks when dry. Homes next to irrigated fairways and lakes can have one side of the lot much wetter than the other, which moves the slab unevenly and stresses the pipes under it.
How long should my water heater last?
Tank heaters typically last about 8 to 12 years, and hard water shortens that. Homeowners in nearby areas have reported builder heaters failing around 9.5 to 10 years. If yours is older than that, plan for a replacement.
Does my sprinkler system need a backflow preventer?
Yes. Texas rule 30 TAC 344.50 lists the backflow devices allowed on irrigation systems and requires assemblies to be tested by a licensed tester upon installation, repair, replacement or relocation.
My backflow device is spraying water. Is it broken?
Often it cracked during a freeze. The device needs a repair or replacement and a test afterward. Shut off the irrigation supply until it is fixed so you do not waste water.
Who pays to fix a leak at the water meter?
The MUD owns the meter and the street side. You own everything from the meter to your fixtures. If water is coming up at the meter box, call the operator listed on your water bill first.
What should I check before buying a home here?
Date the water heater, run a two minute meter test for hidden leaks, camera the sewer lateral in older sections, identify the supply pipe material, and run every sprinkler zone. A focused plumbing check costs far less than a surprise after closing.
How much does a slab leak repair cost?
A Houston plumbing company’s guide puts slab leak repair at about $1,800 to $6,000. We locate the leak first and give you a written price for your house before any work begins.
