Plumber in Dunham Pointe, Cypress TX for brand-new homes and the warranty clock
Dunham Pointe is one of the newest master-planned communities on the US-290 corridor, with home sales starting in 2021 and new sections still going in. Most homes here are young enough that the right plumbing move is often an inspection before the builder’s systems warranty runs out, not a repair after it does.
For a plumber in Dunham Pointe, Cypress TX, call Cypress TX Plumbers at (281) 664-2542, any hour. Homes here date from 2021 onward, so many are still inside a builder’s plumbing warranty. We fix leaks and gas lines, service water heaters and softeners, and do independent inspections so you can file builder claims before your window closes. Every job starts with a written price.
Dunham Pointe at a glance
Dunham Pointe was started by a development team led by Archie Dunham, the former chairman of Conoco, ConocoPhillips and Chesapeake Energy. It is the team’s second master-planned community after Stone Creek in Hockley, and its largest. Community Impact places it south of US-290 between Mason Road and Mueschke Road, and the main entrance is off US-290 near the Grand Parkway.

What is inside a Dunham Pointe home
These are big, new houses. Builder pages show many plans over 3,000 square feet with three- or four-car garages, and Toll Brothers’ 60 ft section runs from about 3,000 to more than 3,700 square feet with 3 to 5 bathrooms. More bathrooms and longer hallways mean more plumbing: more fixtures, longer pipe runs from the water heater to the far bathroom, and more fittings in the walls and attic.
Across Cypress, homes built since the 2010s mostly use PEX supply lines and PVC drains, and that is the standard for new construction in this area. In a house this size, the layout usually looks like one of these:
Trunk and branch
One large PEX line runs through the attic or walls with smaller lines teeing off to each fixture. It uses fewer feet of pipe but more fittings, and the fittings are where leaks start.
Home-run manifold
Each fixture gets its own line from a central manifold with individual valves. It is easy to shut off one bathroom, but a bad crimp at the manifold can affect several lines at once.
One heater or two
Large plans sometimes use two water heaters or a tankless unit to keep up with several showers. Find yours now, in the attic, garage or a closet, and note what kind it is.
Long waits for hot water
The farther a bathroom is from the heater, the longer the wait. Some builders add a recirculation line or pump. If yours has one, it needs a working check valve and a timer that matches your routine.
New-construction PEX problems we look for
- Under-compressed crimp or clamp rings that seep slowly and leave a white or green crust.
- Lines pinched or kinked where they pass through framing or around a tub.
- Fasteners through a line from trim, cabinet or drywall crews after the plumbing was tested.
- Unsecured lines that bang when a valve closes, which wears the fitting over time.
- Debris in aerators and valve cartridges left from construction, which shows up as low flow at one faucet.
- Drain lines with poor slope or loose connections at tubs and showers, which can leak only when the tub drains.
The effect of each of these is the same: a small leak in a new wall soaks insulation and drywall for weeks before anyone sees it. In a house that may still be under warranty, the fix is usually the builder’s job, which is why finding it early matters so much. Our leak detection service finds hidden leaks without guessing.
The builder warranty clock in Dunham Pointe
Texas builders write their own warranties, but many follow a “1-2-10” pattern. That shape comes from the minimums once set in the Texas Property Code (Chapter 430, 2009 version): one year for workmanship and materials, two years for plumbing, electrical, heating and air-conditioning delivery systems, and ten years for major structural components. Your actual coverage is whatever your builder’s documents and any third-party warranty say. Treat the dates below as a typical pattern, not a promise.
| Closing year | Typical 1 year workmanship | Typical 2 year plumbing systems | What to do in 2026 |
|---|---|---|---|
| 2021 to 2022 | Ended | Ended | Treat plumbing as your own cost; check whether any structural plan still applies |
| 2023 | Ended | Ended or ending | Read your documents now; a final claim may still be possible |
| 2024 | Ended | Likely ending soon | Book an independent plumbing inspection before the window closes |
| 2025 | Ending or ended | Likely still open | File workmanship items now and schedule a plumbing check |
| 2026 | Likely open | Likely open | Keep a running list and photos from day one |
If you have a leak while still under warranty
Stop the water first. Then contact the builder, because unauthorized repairs can affect coverage. If the builder cannot respond in time and water is spreading, an emergency repair to stop the damage is reasonable. Keep photos, the plumber’s written invoice and notes on what failed. We document what we find so you can send it to the builder or your insurer. For after-hours help, see our 24/7 emergency plumber page.
The pre-expiration plumbing inspection
This is the most useful thing a Dunham Pointe owner can do in the first two years. A general home inspector looks at the whole house. A plumbing-only inspection goes deeper on the system most likely to cause water damage. Here is how we run one.
Meter and pressure test
We check the water meter with everything off to catch hidden leaks, and we measure static water pressure. High pressure wears out fittings, valves and appliance hoses faster.
Water heater setup
We look at the pan, the pan drain, the T&P discharge route, the expansion tank, the gas venting and the flex connectors. Under IRC P2801.5, an attic or finished-space pan must be at least 1.5 inches deep with a drain, and the T&P line must not empty into it.
Every fixture and valve
We run each faucet, shower and tub, check every angle stop for drips, and look for low flow that points to construction debris.
Visible PEX in the attic and garage
We check fittings, supports and any line near a vent or in sunlight, and we look for signs of past seepage.
Drains and the main cleanout
We fill and drain tubs and check for leaks below, test slow drains, and on request run a camera through the main line to look for debris or a poor slope.
Gas and outdoor connections
We check gas appliance connections, the softener loop, hose bibbs and the irrigation backflow assembly.

Caring for your first water heater
A Dunham Pointe water heater is young, so the goal is to make it last. Tank heaters typically last about 8 to 12 years, and hard water shortens that. Sediment settles in the bottom of a tank, which insulates the water from the burner, which makes the heater run longer and stresses the tank. Draining a few gallons from the valve once a year helps. If your home has a tankless unit, scale builds up inside the heat exchanger, which leads to error codes and reduced flow, so periodic descaling through the service valves matters even more.
- Write the installation date on the unit with a marker so you never have to guess its age.
- Check the pan under an attic heater twice a year and make sure the pan drain runs freely.
- Test the T&P valve per the manufacturer’s instructions; a valve that drips afterward needs replacing.
- On a tankless unit, follow the manual’s flushing schedule and keep the inlet screen clean.
- Keep receipts for any service, since some manufacturer warranties ask for proof of maintenance.
For repairs, see water heater repair. For tankless service and descaling, see our tankless water heater page.
Common plumbing calls in Dunham Pointe
In a neighborhood this new, most calls are about setup and add-ons rather than worn-out parts.
| Call | Typical reason in a new home | Who usually pays |
|---|---|---|
| Small leak under a sink or behind a toilet | A fitting or supply line not fully tightened | Builder if in the plumbing window; owner after |
| Water stain on a ceiling | Attic fitting, tub drain or pan drain problem | Builder if in warranty; insurance may cover resulting damage |
| Low flow at one faucet | Construction debris in the aerator or cartridge | Often a quick cleaning |
| Softener hookup | Loop left empty by the builder | Owner (upgrade) |
| Gas line for an outdoor kitchen, fire pit or generator | New add-on after move-in | Owner (upgrade, permitted) |
| Water heater or tankless error code | Venting, gas supply, scale or setup | Manufacturer or builder, depending on age and cause |
| Irrigation leak or freeze damage | Broken head, valve or backflow assembly | Usually owner |
Softeners, outdoor kitchens and generators
Water softener loops
Many new Cypress homes come with a softener loop, usually in the garage near the water heater: capped supply lines where a softener can be added without opening walls. Owners in big houses like these often add one early, because mineral scale is what shortens the life of water heaters, tankless units, shower valves and fixtures. Check your water district’s annual water quality report and test at the tap before choosing a size. See water softener installation.
Gas for outdoor kitchens and fire features
Large lots and covered patios make outdoor kitchens a common add-on. Adding a grill, side burner or fire feature puts more demand on the gas system, so the line has to be sized for the total load, not just the new appliance. We size it, run it, pressure test it and pull the permit. See our gas line plumber page.
Standby generators
Hurricane Beryl in July 2024 left more than 2.2 million CenterPoint customers without power, and a May 2024 derecho knocked out power to more than 900,000. Many new-home owners added standby generators afterward. A generator is a large gas load, so it may need a bigger line from the meter and a meter review by CenterPoint. Ask your builder or HOA about placement rules before you buy one.
Irrigation and backflow in a new yard
New Dunham Pointe yards usually come with an in-ground sprinkler system tied to your drinking water through a backflow prevention assembly. That device keeps yard water from flowing back into the house supply. Texas rules call for residential irrigation backflow assemblies to be tested at installation, and retest rules depend on the water provider, so check with your district or HOA. New lawns often get watered heavily while the sod takes root, which makes it a good time to catch a broken head or a leaking valve box before it becomes a high bill.
In a freeze, Cypress MUDs tell residents to insulate pipes, shut off irrigation and know their main shutoff. In January 2026, nearby districts issued hard freeze warnings on January 21 and January 30. Wrap the backflow assembly and drain what you can. Our burst pipe repair page covers freeze prep in more detail.
Buying a Dunham Pointe resale
As the first sections age, resales are showing up next to new builds. A two- to four-year-old house can look perfect and still be past its plumbing window. Before you sign:
- Ask for the original closing date and copies of the builder warranty and any third-party structural plan, and ask whether they transfer.
- Ask for the list of warranty claims the seller filed and what the builder fixed.
- Check for ceiling stains, especially below the attic water heater and below upstairs bathrooms.
- Run the meter test with irrigation off.
- Confirm whether a softener is installed, owned or leased.
- Confirm any outdoor kitchen or generator gas line was permitted.
Sellers can help their sale by including the warranty paperwork and any plumbing inspection report. Landlords should label the main shutoff and give tenants a short note on the water heater location and the irrigation controller.

Life in Dunham Pointe
The amenity center broke ground in early 2022. Builder pages describe a family pool with cabanas, an adult lap pool, a splash pad, a fitness center and a playground, plus lakes, trails and parks. Toll Brothers mentions miles of trails around lakes, multiple pools and a clubhouse, and David Weekley’s Parkview Collection is described as the only gated section and has its own private park.
Shopping coming home
Trademark Property is developing a Whole Foods Market anchored retail district of about 202,000 sq ft on 25 acres at US-290 and Mason Road. It was scheduled to break ground on October 1, 2026, with Nordstrom Rack and Shake Shack among the signed tenants.
Schools
Dunham Pointe is in Cy-Fair ISD. Current builder pages list A. Robison Elementary, Spillane Middle and Cypress Woods High. Campus sites are planned on-site, but timelines depend on future bonds, and the district sold 40 acres there in 2024. Confirm zoning with the district.
Nearby
Houston Premium Outlets sits off US-290, and Fairfield Town Center is close for groceries and dining. A Harris County ESD No. 9 fire station is planned within the community’s education village.
Trademark has also announced a larger mixed-use town center inside Dunham Pointe with about 225,000 square feet of retail and 500 apartments. For homeowners, that means a busier US-290 frontage over the next few years and a lot more within a short drive.
Taxes here include a district levy on top of county and school taxes. David Weekley’s Parkview page lists a 3.11815% total rate and $1,600 a year in HOA dues for that gated section. Confirm current figures with your title company.
Utilities in Dunham Pointe and who to call
Water and sewer here come from a special district, not a city. The district owns the meter and the lines on the street side. You own everything from the meter to the fixtures, including the yard line, the pipes in and under the slab, and the water heater.

|---|---|
| Water outage, boil notice or a leak at or before the meter | Harris County Improvement District No. 14 through its operator |
| Plumbing defect while still in the builder warranty | Your builder’s warranty department, in writing |
| Active leak after hours, or out of warranty | Cypress TX Plumbers, 24/7 at (281) 664-2542 |

Questions Dunham Pointe homeowners ask
Do you work in Dunham Pointe, including the gated section?
Yes. Dunham Pointe is in 77433, inside our Cypress service area. For gated sections, we just need gate access or a code from you when you book.
Should I call my builder or a plumber first?
If your home is still in the builder’s plumbing window, call the builder first and put it in writing. If water is actively spreading and the builder cannot respond, stop the water, call us for the emergency and keep every record.
How long does a builder plumbing warranty last in Texas?
It depends on your builder, but many follow a 1-2-10 pattern: about one year for workmanship, two years for plumbing and other systems, and ten years for structure. Your closing documents control.
Why get a plumbing inspection on a brand-new home?
Because the builder fixes defects for free only while the window is open. An inspection before it closes catches seeping fittings, pan drain problems and debris while they are still the builder’s cost.
What pipes are in Dunham Pointe homes?
New Cypress homes are built mostly with PEX water lines and PVC drains. Leaks in new systems usually come from fittings, punctures and loose connections, not the pipe itself.
Who supplies water and sewer in Dunham Pointe?
Harris County Improvement District No. 14 handles water and sewer for the community’s sections. The district owns the meter side, and the homeowner owns the plumbing from the meter to the house.
Can I add a gas line for an outdoor kitchen?
Yes, with a permit. We check the total gas load, size and run the line, and pressure test it. Ask your HOA about outdoor kitchen rules first, and check whether the work affects your builder warranty.
Do I need to maintain a brand-new water heater?
Yes. Drain some water from a tank once a year to clear sediment, check the attic pan and its drain, and descale tankless units on the manufacturer’s schedule. Maintenance is cheap compared with an early failure.
Is a softener worth it in a new Cypress home?
For many owners, yes. Scale shortens water heater and fixture life. Most new homes have a softener loop, so installation is usually short. Test your water first so the unit is sized right.
What should I check when buying a Dunham Pointe resale?
Get the closing date and warranty papers, ask about past claims, check ceilings under the water heater and bathrooms, run a meter test, and confirm any added gas lines were permitted.
How do I verify a plumber’s license?
Search the Texas State Board of Plumbing Examiners database for free at tsbpe.texas.gov. Every Texas plumbing company must work under a Responsible Master Plumber.
